You will be provided with a comparative marketing analysis to establish the value of your home. This will include homes that have recently sold as well as homes currently on the market. The three most important factors in selling a house are location, condition, and price. You can do little about the location and if priced correctly, the next most important thing is to make your home look better than any of your competition. Why did you buy your home? The home that is neat, clean both inside and out will grab a buyers' attention. You want to make buyers excited about finding your home and wanting to make it their own.

Preparing to Sell

Appearance is one of the most important factors in obtaining the highest price. Staging has become very popular in the past several years and can be minor or major, depending on your budget. Making your home look more spacious is as easy as de-cluttering rooms to new carpet and paint. The exterior curb appeal is also important with buyers driving by and seeing your home may need paint or landscaping. Our job is to assist with ideas and perhaps referring you to others that can help.

Let’s Get it SOLD

You home is ready for buyers and now it is our job to generate an offer. We use a variety of tools to market your home, including a virtual tour of the property on our website, our MLS and on FaceBook. There will be a video on You Tube, a full color brochure describing your home and many times postcards are sent to the surrounding areas. There will be up too 80 different websites that will show your property for sale. Another major part is our networking with other Realtors and local business owners.

Receiving an Offer

An offer is not just the price for the property but other terms and possible conditions, Kaye and Charlie will help you evaluate each item to help your meet your needs. There needs to be an objective process and we will guide you through each step.

After the Offer

We have the offer, so what’s next? The buyer and their agent will then setup any inspections required in the offer. These inspections may be a home inspection, a pest inspection and if necessary a well and septic. Sometimes a buyer will also be asking for inspections that’s deemed necessary by them. The professional inspectors will create a written report showing the items that need repair. Kaye and Charlie help a satisfactory solution.

Let’s Go To Closing

When the inspections are complete and any repairs are negotiated, the loan or mortgage is ready, all loan documents are at the settlement office, we will prepare for settlement. On the day of settlement, all monies will change hands, all papers signed and you will turn over the keys to your buyer. Kaye and Charlie will be there assisting you all along the way.
